A factory floor sealer helps in protecting the floor made of concrete or has a polymer-based coating. This sealer works well for vinyl flooring and flooring that is porous. The coating is easy to apply and very durable, making it a great solution to reduce wear and tear, making it easier to maintain the floor and aid in its durability.

The larger molecules do not aid in shiner finish, as they provide less smooth surface when compared to floors that have finishers. 

Sealers are generally classified into three types. Every version has its set of pros and cons. One should understand each set and then decide, depending upon the priority. 

A professional would thoroughly clean the floor and then dried completely. There should be no residue of oil, grease or grime. If any traces of these contaminants are left on the floor, the sealant would not be as effective as it should be. If the floors are not sound structural, then they need to be repaired to enjoy years of durability. 

The professional would use a brush to apply the sealant. Foam brushes could e ideal for application. The layer is allowed to dry, before application of another layer. While applying the sealers, the professional takes care that no bubbles or bumps are formed.
